Home Improvements: What Pays You Back When You Sell in the Bay Area
The Home Improvement Payback Guide
Thinking about a project before you sell, or just wondering whether the remodel you want will hold its value? This page collects all 21 guides in one place. Each one covers a single project in plain words: what the job includes, what it cost, what came back at resale, and the California rules that change the answer here.
The honest headline first. In the 2021 national Cost vs. Value study, not one of the twenty projects this guide covers paid back 100 cents on the dollar. The outside projects held their value best, and the smart question is rarely which room. It is which tier: the simple version or the showpiece.
New here? Start with the big picture.
One post walks the whole table: the $30,000 cliff, why outside beats inside, and how long you plan to stay changes the math.
Start at the curb, where the paybacks run highest.
The projects a buyer can see from the street held their value best in the study.
Siding, windows, and roofs protect the sale as much as the house.
Big-ticket exterior work, where insurability and fire rules shape the local answer.
Kitchens sell homes, and the small one keeps the most money.
Three tiers of the same room. The smallest project returned the biggest share.
Bathrooms are for the years you live there.
Every bathroom remodel in the study returned well under what it cost.
Decks add living space outside, at a price.
Wood against composite, and what buyers actually paid back for each.
New square footage costs the most and returns the least.
The two projects at the bottom of the table, and when they still make sense.
"Cents" is the share of the job cost that came back at resale, per dollar spent: 2021 national averages from the Cost vs. Value study. They are a ranking guide, not a quote for your home, and Bay Area quotes usually run higher. Later editions of the report measure differently, so years cannot be compared; each project guide covers the current local picture.
Before you remodel, know your starting number.
The remodel conversation belongs 6 to 12 months before you list, while every option is still open. Start with what your home is worth today, then decide what, if anything, is worth doing.
