How property taxes are estimated
This page gives you a quick estimate, then helps you understand what can change the real bill. I am Harv Balu, a Bay Area REALTOR®. My goal is simple, help you plan with fewer surprises.
Monthly estimate equals annual estimate divided by 12.
Bi annual estimate equals annual estimate divided by 2.
Tip: Your county bill may include extra items like bonds, parcel charges, or special assessments.

Factors that can change your property tax
Property tax is not always one simple percentage. These are the big drivers that can impact the final bill.
Assessed value and market value
Market value is what buyers and sellers are paying. Assessed value is what the county uses to calculate taxes. Depending on rules and timing, assessed value may be different than current market value.
District add ons and voter approved bonds
Schools, cities, and special districts can add charges that raise the effective rate in specific neighborhoods. Two homes a few blocks apart can pay different totals if they sit in different districts.
New construction and remodeling
Improvements can increase assessed value for the portion that is newly built or upgraded. That can raise the bill even if the base tax rate stays the same.
Supplemental taxes
After a purchase, a county may issue a supplemental bill to reflect the new assessed value for part of the year. Many buyers are surprised by this if they only budget for the regular installments.
Exemptions
Some owners may qualify for exemptions that reduce the taxable amount, such as a homeowner exemption or other programs. Eligibility and savings vary by county and situation.
Appeals and corrections
If you believe the assessed value is too high, you may be able to appeal. Deadlines matter. If you want, I can point you to the right county resources for your area.
What property taxes help pay for
Property taxes support local services and community infrastructure. Common examples include:
- Public schools and community colleges
- Police and fire services
- Parks, libraries, and recreation
- Roads, street lighting, and local improvements
- Local government operations and public programs
Quick planning note
If you are buying, budget for taxes, insurance, and potential supplemental bills. If you are selling, knowing your tax picture helps you explain costs clearly to buyers.
