Factors that can change your property tax

Property tax is not always one simple percentage. These are the big drivers that can impact the final bill.

Assessed value and market value

Market value is what buyers and sellers are paying. Assessed value is what the county uses to calculate taxes. Depending on rules and timing, assessed value may be different than current market value.

District add ons and voter approved bonds

Schools, cities, and special districts can add charges that raise the effective rate in specific neighborhoods. Two homes a few blocks apart can pay different totals if they sit in different districts.

New construction and remodeling

Improvements can increase assessed value for the portion that is newly built or upgraded. That can raise the bill even if the base tax rate stays the same.
