What a Midrange Bathroom Remodel Really Returns When You Sell

Your hall bathroom is stuck in another decade, and you are wondering the obvious thing. If you spend real money to redo it, will the sale price of your home pay you back?

The short answer is no, not fully, and that is normal. In the 2021 national Cost vs. Value study, a midrange bathroom remodel ranked number 13 of the 20 projects this guide covers. It returned about 60 cents back for every dollar spent. That is the same study a real estate training course was built on. Keep reading for what that project includes, what the picture looks like near Fremont today, and when it makes sense to skip it.

The study prices one small, specific bathroom project.

Before you weigh any numbers, it helps to know exactly what the study priced. It is a complete redo of a 5 by 7 foot bathroom with good but standard materials, so a bigger space or fancier finishes will cost more than these figures.

  • A new tub with a tile surround
  • A new shower valve, the part inside the wall that controls the water
  • A standard toilet
  • A solid surface vanity with the sink built in (solid surface is a sturdy, seamless counter material)
  • A tile floor and a new light fixture

The 2021 numbers show a real gap at resale.

The 2021 national Cost vs. Value study, the same study a real estate training course was built on, put the average job cost at $24,424. At resale, sellers recovered about $14,671 of that. The gap was $9,753, which works out to about 60 cents back for every dollar spent.

Keep in mind those are national averages, and Bay Area quotes usually run higher than national job costs. Treat the cents per dollar as a way to compare projects against each other, not as a quote for your house.

Closer to home, the 2025 picture looks stronger.

The 2025 Cost vs. Value report for the San Francisco metro area, which includes Fremont, Newark and Union City, paints a friendlier picture. The average job cost there was $32,160, and the amount recovered at resale was $23,733. That is about 74 cents back for every dollar spent, with a gap of $8,427. One important note in the same breath: the report changed how it measures results between 2021 and 2025, so the 2025 numbers cannot be compared to the 2021 numbers. Each year stands on its own.

These are still averages across many homes. Your street, your finishes, and the buyers shopping that month all move the result for your house.

Bay Area buyers notice a dated bathroom right away.

In the Bay Area, the bathroom is one of the first rooms a buyer really studies. A dated bathroom shows up in listing photos immediately, and a clean midrange redo photographs well. That holds across the Tri-City area, from Fremont to Newark to Union City. Even so, the resale numbers say you should not expect every dollar back, so the smartest timing puts your own enjoyment first and the sale second.

Remodel this bathroom for your life, not the sale.

A quick rule of thumb helps here. Exterior projects tend to earn their keep when you sell soon, because they improve the first look from the street. Interior projects like this bathroom are for the years you live there, so the money makes the most sense when you get to enjoy the new space every day.

Plan ahead, too. A full bathroom redo is slow to arrange. Good contractors book out, permits take time, and tubs, vanities and tile can sit on back order. If you are listing in the next few months, there is usually not enough runway. In that case, skip the full remodel and let fresh caulk, new hardware, paint and a deep clean do the work instead.
