Your front door is the first thing buyers touch. If yours is dented, drafty, or just plain tired, you have probably wondered whether a new steel door is worth the money before you sell. Or would paint do the job?

Here is the short answer. A basic steel entry door is one of the better small projects on the list. It ranked number 9 of the 20 projects this guide covers, the study a real estate training course was built on. On average it brought back about 65 cents for every dollar spent.

The study prices one simple door swap, nothing fancy.

Before you look at the numbers, know exactly what they price. This is a basic, complete swap, not a designer entry. The studied project includes:

  • Removing the old front door and replacing it, jamb and all, with a factory finished steel door. The jamb is the frame the door hangs in.
  • A half glass insulated window in the door, which means the glass is built in layers to keep heat inside.
  • Simple casing, which is the flat trim that wraps the doorway.
  • A new lockset.
  • No sidelights, the narrow windows that stand beside some fancy entry doors.

The 2021 numbers made steel the value pick.

The 2021 national Cost vs. Value study is the study a real estate training course was built on. There, this door swap cost $2,082 on average and brought back $1,353 at resale. That leaves a gap of $729, which works out to about 65 cents back for every dollar you spend. These are national averages, and Bay Area quotes usually run higher.

The same 2021 national study also priced a grand fiberglass entrance, and the head to head result is telling. Steel cost about a fifth as much, $2,082 versus $10,044, and it returned a bigger share of its cost, 65.0 percent versus 60.9 percent. The cheaper door won.

The 2025 metro numbers look almost too good.

The 2025 Cost vs. Value report for the San Francisco metro area, and Fremont, Newark and Union City all sit inside that metro, paints a much brighter picture. The average job cost was $2,714, the estimated value added at resale was $6,438, and that works out to about 237 cents back for every dollar spent. Before you get excited, know that the report changed how it measures value between 2021 and 2025, so the 2025 numbers cannot be compared to the 2021 numbers at all. Read the 2025 figure as a sign that a fresh front door lands well with Bay Area buyers, not as a promise of profit on your house.

Try paint and new hardware before you replace anything.

The real estate course built on the 2021 study gives advice worth hearing before you shop for doors. Paint what you have, fix what you have, and put new hardware on what you have before you replace anything. Paint is not even one of the 20 projects this guide covers, because it is still the least expensive improvement there is. A quart of paint and a fresh handle set can make a sound door look new for a small fraction of the cost of replacing it. If the door truly needs to go, steel is the budget answer, and the numbers behind it are honest.

This door earns its keep when you sell soon.

A front door is an exterior, curb appeal project, and those tend to earn their keep when you sell soon. Buyers form an opinion on the porch, before they ever step inside, and a clean, solid door helps that first moment. A factory finished steel door is also quick to arrange compared with a custom entry, so it can fit even a tight listing timeline. If you plan to stay for years, this becomes a comfort and security decision, so pick the door you like living with rather than the one a study scores well. And if your current door is sound and just looks tired, skip the replacement, paint it, add a new lockset, and put the savings somewhere your home needs more.
