The Milpitas housing market just posted its August 2026 numbers. Buyers came back in force, supply tightened, and yet homes sold at about their asking price, not far over it. Here is where things stand for single family homes, citywide.

• Median sold price: $1,775,000, up 6.3% from July, on just 10 closed sales.
• But price per square foot fell 8.4% to $932, the lowest since early 2024 on RPR's chart. With so few sales, the higher median most likely reflects which homes closed, not a citywide jump in value.
