Union City August 2026 Market Report: Median $1,450,000, 12 Days on Market

The Union City housing market just posted its August 2026 numbers, and the short version is this: it is still firmly a seller's market, but the headline price hides what actually happened. Here is where things stand for single family homes.

• Median sold price: $1,450,000, up 10.5% from last month.
• But price per square foot fell 5.8% to $729, so the higher median reflects larger homes trading, not a citywide repricing.
• Days on market: a median of 12 days, faster than last month.
• Sold to list: 100.7% of list price, still over ask but down from 102.1% in June.
• Supply: 1.71 months of inventory, well under the six month balanced line.
