Newark Single-Family Market Report, September 2026: Median $1,298,000, Months of Supply at a Five-Year High
The Newark housing market just posted its September 2026 numbers. The median sale fell, price per foot bounced back, and months of supply climbed to its highest point in five years. Here is where things stand for single family homes, citywide.
- Median sold price: $1,298,000, down 11.4% from August.
- But price per square foot rose 15.4% to $817, ending a three-month slide. The lower median most likely reflects smaller homes trading (an inference; the report has no home-size data), not an 11.4% drop in value. RPR's model value of the typical home slipped only 0.8%.
- Homes that sold went fast: 100.97% of list on average, back over asking, after a median of 13 days on market.
- Supply: 2.82 months of inventory, up 32.4% on the month and 44.6% from a year ago, the highest point on the report's five-year chart. Active listings rose to 62 while new contracts fell to 19.
