Milpitas Market Report, August 2026: Median $1,775,000, 1.36 Months of Supply
The Milpitas housing market just posted its August 2026 numbers. Buyers came back in force, supply tightened, and yet homes sold at about their asking price, not far over it. Here is where things stand for single family homes, citywide.
- Median sold price: $1,775,000, up 6.3% from July, on just 10 closed sales.
- But price per square foot fell 8.4% to $932, the lowest since early 2024 on RPR's chart. With so few sales, the higher median most likely reflects which homes closed, not a citywide jump in value.
- Buyers returned: 21 homes went into contract, nearly double July's 11, while active listings fell to 19.
- Supply and pricing: 1.36 months of inventory, down about 36% on the month. Homes sold at 100.3% of list after a median of 13 days on market, down for at least the third month running.
