Hayward Single-Family Market Report, September 2026: Median $860,000, Months of Supply Falls to 2.0
The Hayward housing market just posted its September 2026 numbers. The median sale slipped, price per foot rose, homes kept closing over asking on average, and months of supply fell for a second straight month. Here is where things stand for single family homes, citywide.
- Median sold price: $860,000, down 8% from August.
- But price per square foot rose 2.3% to $622. The lower median most likely reflects smaller homes trading (an inference; the report has no home-size data), not an 8% drop in value. RPR's model value of the typical home slipped only 0.3%.
- Homes still closed over asking on average: 102.75% of list on average, after a median of 16 days on market.
- Supply: 2.0 months of inventory, down 11.5% on the month and about level with a year ago. Active listings fell to 86 while new contracts rose to 46.
I broke the whole picture down, the price pipeline, the months of supply dial, the list prices of homes going into contract against the homes still waiting, where September sits against the last five years, and what it all means for buyers and sellers, with a free printable report, in the full post.
