TODAY'S LIVE INVENTORY
Behind these county totals: hundreds of homes still for sale in Fremont, Hayward, Union City, Newark and Milpitas, counted, priced and sorted every morning from the same MLS export, with a map search for the homes themselves.
Reverse mortgage cash, set to nearly triple. A new EY survey for EPPARG, a European industry group, puts the home equity released each year through reverse mortgages and home reversions across 14 countries at about $19.8 billion today, rising to $58.3 billion by 2035. The U.S. is the largest market: about $8.6 billion a year now, forecast at $24.1 billion.
The U.S. is the largest market in EY's survey: about $8.6 billion a year now, forecast at $24.1 billion by 2035.
Two fixes to the headlines. The survey reports in euros (17.7 billion and 52.1 billion), which Market Briefs printed as dollars, and it covers reverse mortgages, not the cash-out refinances most owners use. For now the forecast is ahead of the borrowers: FHA reverse mortgage endorsements fell 14% to 24,182 in fiscal 2026, and HUD's San Francisco field office logged 784, down from 964.
Rates eased a touch. Mortgage News Daily's 30-year fixed is 7.46% Tuesday and the 15-year 7.14%, each down a couple of hundredths.
What it means for you. If you are 62 or older and sitting on Bay Area equity, you have more ways to tap it without selling, but a reverse mortgage carries real costs, and HUD requires a counseling session before one closes. If you are buying, the rate is a hair lower today, and 161 homes sitting 60 days or longer leave room to negotiate.
Today's count. Board wide: 2,652 listings across the 15 city table, counting active and in contract together, with 163 coming soon and 207 brand new. The five city ledger carries 683 live listings across Fremont, Hayward, Milpitas, Newark and Union City, 606 on the market and 77 coming soon, down from 686.
Fremont holds 241 live listings: 199 active, 29 coming soon and 13 brand new, with a median on market list price of $1,262,444 at $789 a square foot and a typical listing out 34 days. Hayward carries 189, Milpitas 101, Newark 90 and Union City 62. Across all five cities the median is $1,069,944 at $675 a square foot, 286 homes are priced under a million, and 161 have been sitting 60 days or longer.
Banks open earnings season. The numbers above are Monday's close. Tuesday brought mixed bank results: JPMorgan posted what CNBC called "a rare miss," Goldman Sachs beat on strong stock trading, and Citigroup and Wells Fargo are trading lower. Johnson & Johnson is down about 6% after its medical technology sales missed estimates. At 10:47 AM PT the S&P 500 was down 0.09%, the Dow down 0.40% and the Nasdaq down 0.21%. Bank of America and Morgan Stanley report Wednesday.
Inflation peaked, but it is sticky. Consumer prices peaked at 4.2% above a year earlier in May, then ran 3.4% in July and August. Kalshi traders and the FactSet consensus expect 3.6% for September when the government reports Wednesday at 5:30 AM PT, a step up from August but still under the peak. Inflation has stopped climbing; it just has not packed its bags.
A 3.6% September would be a step up from August's 3.4%, still under May's 4.2% peak. The government reports Wednesday.
Here at home. The San Francisco area index, measured every other month, was up 3.4% in the year to August, matching the nation, after 3.8% in April and June. Sticky inflation keeps the 10-Year near 5.2%, and mortgage rates follow it.
Metals, oil and a correction. The numbers above are Monday's settlements, and the 10-Year is Friday's close, since the bond market was shut Monday. Market Briefs showed the 10-Year at 5.19% for Monday and had gold up and Brent down; the settlements show gold down 0.61% and Brent up 1.84%. Tuesday gold settled at $4,177.30 (down 0.32%) and silver at $59.53 (down 1.63%); at 10:47 AM PT Brent was $105.72 and the 10-Year 5.22%.
A little firmer. Bitcoin is up 0.90% over 24 hours near $83,100, Ether is flat and XRP is up 0.50%, live from CoinGecko at 10:47 AM PT. Monday's report caught Bitcoin near $82,700.
