TODAY'S LIVE INVENTORY
Behind these county totals: hundreds of homes still for sale in Fremont, Hayward, Union City, Newark and Milpitas, counted, priced and sorted every morning from the same MLS export, with a map search for the homes themselves.
A sour mood. The University of Michigan's consumer sentiment index slipped to a preliminary 46.3 in October from 48.1. If it holds, that is the second lowest reading since the survey began in 1952, behind only May's 44.8. Before this year, the low was 50.0 in June 2022.
October's preliminary 46.3 would be the second lowest reading on record, behind May's 44.8. Before 2026, the low was 50.0.
Same complaint as home buyers. The survey's director said buying conditions for big ticket items "plummeted amid high prices and borrowing costs," and year-ahead inflation expectations rose to 4.7%. Mortgage News Daily's 30-year fixed is 7.48% and the 15-year 7.15%, Friday's readings, since the bond market is closed for Columbus Day.
Patience shows up locally. Across Fremont, Hayward, Milpitas, Newark and Union City, 156 of the 611 homes on the market have been listed 60 days or longer, up from 148 on Sunday.
What it means for you. A gloomy survey is not a market crash, but it does thin the crowd. If you are ready to buy, you can find sellers more willing to talk, especially on homes that have sat 60 days or more. If you are selling, price for the buyer who is actually showing up, not the one from last spring.
Today's count. Board wide: 2,661 listings across the 15 city table, counting active and in contract together, with 158 coming soon and 222 brand new. The five city ledger carries 686 live listings across Fremont, Hayward, Milpitas, Newark and Union City, 611 on the market and 75 coming soon, up from 684.
Fremont holds 241 live listings: 197 active, 28 coming soon and 16 brand new, with a median on market list price of $1,275,000 at $797 a square foot and a typical listing out 34 days. Hayward carries 192, Milpitas 101, Newark 90 and Union City 62. Across all five cities the median is $1,075,000 at $676 a square foot, 287 homes are priced under a million, and 156 have been sitting 60 days or longer.
Open for Columbus Day. The numbers above are Friday's close. Stocks are trading today even though the bond market is closed. At 8:51 AM PT the S&P 500 was up 0.04%, the Dow up 0.50% and the Nasdaq down 0.21%. The S&P 500 is up 14.1% this year. Earnings season starts Tuesday with JPMorgan, Wells Fargo, Citigroup and Johnson & Johnson.
France pays more than Italy. France's 10-year yield closed Friday at 4.86% against Italy's 4.60%. Thursday's gap of 0.28 points was the widest in data back to 1999, and at the start of 2024 Italy paid 1.12 points more. France's 10-year is the highest since 2002. The bond market, it seems, has stopped grading on reputation.
France's 10-year yield closed Friday 0.26 points above Italy's. At the start of 2024, Italy paid 1.12 points more.
Why it matters here. Rates are high everywhere. The U.S. 10-Year closed Friday at 5.24%, above France, Italy, Spain (4.11%) and Germany (3.49%), and that is the yield mortgage rates follow.
Metals and oil. The numbers above are Friday's settlements. Monday at 8:51 AM PT: gold $4,192.00 (down 0.58%), silver $60.60 (down 0.73%), Brent $106.74 (up 1.93%); no Treasury trading for Columbus Day.
A softer weekend. Bitcoin is down 0.88% over 24 hours near $82,700, Ether up 0.09% and XRP down 2.62%, live from CoinGecko at 8:51 AM PT. Sunday's report caught Bitcoin near $83,800.
