"At a Glance" Local Housing STATS and News 10/06/26

Behind these county totals: hundreds of homes still for sale in Fremont, Hayward, Union City, Newark and Milpitas, counted, priced and sorted every morning from the same MLS export, with a map search for the homes themselves.
Another high for this run. Mortgage News Daily's 30-year fixed rose to 7.61% Monday and the 15-year to 7.23%, a hair above last Wednesday's 7.60%. The 10-Year Treasury closed at 5.31%, its highest close since May 2002, and is a little lower this morning, near 5.26%.
Why bonds stay on edge. Service businesses say the prices they pay are rising at the fastest pace since July 2022, and Bay Area consumer prices for services are now rising faster than the nation's. The chart in the Economy section has the detail.
What it means for you. At 7.61%, the five city median list price of $1,079,500 with 20% down runs about $6,104 a month in principal and interest, $422 more than on Sept. 1. If you are selling, price for that payment. If you are buying, the 141 homes that have sat 60 days or longer are the place to ask for seller credits toward a rate buydown.
Today's count. Board wide: 2,661 listings across the 15 city table, counting active and in contract together, with 168 coming soon and 188 brand new. The five city ledger carries 671 live listings across Fremont, Hayward, Milpitas, Newark and Union City, 592 on the market and 79 coming soon, up from 664 yesterday.
Fremont holds 238 live listings: 188 active, 32 coming soon and 18 brand new, with a median on market list price of $1,249,495 at $781 a square foot and a typical listing out 31 days. Hayward carries 175, Milpitas 107, Newark 90 and Union City 61. Across all five cities the median is $1,079,500 at $676 a square foot, 278 homes are priced under a million, and 141 have been sitting 60 days or longer.
The Nasdaq set a record. It closed Monday up 1.05% at 27,477.31, past its Sept. 22 high, as the AI trade led again: SpaceX jumped more than 7%, Meta rose almost 2%, and Nvidia and Tesla gained 2% each.
The S&P 500 is chasing one. As of 8:16 AM PT it is up 0.86% and trading above its Aug. 13 record close of 7,798.99, helped by chipmakers and lower oil and Treasury yields. The Fed's minutes from its September rate hike come out Wednesday.
Service prices are running hot. The Institute for Supply Management's services survey put its prices paid index at 74 in September, up from 72.6 and the highest since July 2022. Fuel costs came up twice as often as any other issue respondents raised.
What service businesses charge rose 5.4% over the year to August, up from 3.0% a year earlier. Bay Area consumer prices for services are now rising faster than the nation's, 3.8% against 3.1%.
Hotter here. ISM does not allow charts built from its index, so ours uses government data: service businesses raised prices 5.4% over the year to August, and Bay Area consumer prices for services rose 3.8%, against 3.1% nationally. A year ago the Bay Area ran a full point below the nation.
A calm stretch. Bitcoin is up 1.25% over 24 hours near $86,600, Ether up 0.81% and XRP up 1.39%, live from CoinGecko at 8:16 AM PT. Bitcoin has stayed between about $82,500 and $87,250 for nine days, a calm stretch it rarely gets credit for.
