"At a Glance" Local Housing STATS and News 10/05/26

Behind these county totals: hundreds of homes still for sale in Fremont, Hayward, Union City, Newark and Milpitas, counted, priced and sorted every morning from the same MLS export, with a map search for the homes themselves.
Soft jobs, firm rates. Friday's jobs report was weak, and mortgage rates rose anyway. Mortgage News Daily's 30-year fixed ended the week at 7.57% and the 15-year at 7.19%, and the 10-Year Treasury is higher again this morning, near 5.33%.
Flat hiring is not new here. The Oakland, Fremont and Berkeley metro division added only about 500 jobs from December to August, while the San Jose area added 14,700. The chart in the Economy section has the detail.
What it means for you. At 7.57%, the five city median list price of $1,070,000 with 20% down runs about $6,026 a month in principal and interest. If you are selling, price for the buyers who are here today, because slower hiring can thin the pool. If you are buying with steady income, you have more leverage; ask for seller credits toward a rate buydown.
Today's count. Board wide: 2,688 listings across the 15 city table, counting active and in contract together, with 167 coming soon and 202 brand new. The five city ledger carries 664 live listings across Fremont, Hayward, Milpitas, Newark and Union City, 583 on the market and 81 coming soon, the same total for a third straight day.
Fremont holds 238 live listings: 187 active, 32 coming soon, 18 brand new and 1 back on market, with a median on market list price of $1,249,495 at $777 a square foot and a typical listing out 31 days. Hayward carries 173, Milpitas 106, Newark 87 and Union City 60. Across all five cities the median is $1,070,000 at $675 a square foot, 276 homes are priced under a million, and 139 have been sitting 60 days or longer.
Ford gave back its rally. The stock closed Friday at $12.10, down 7.8% for 2026 while the S&P 500 is up 12.8%, and 31% below its May 29 high of $17.44. That peak came from a battery storage rally: a 13% jump on May 13 after a bullish Morgan Stanley call, then a May 18 deal to supply EDF with up to 20 GWh of grid storage from 2028.
Ford has given back its whole May battery storage rally and closed Friday 7.8% below where it started the year, while the S&P 500 is up 12.8%.
September let the air out. A recall of 223,472 F-150s, a supplier problem that disrupted F-150 production at month end, and third quarter U.S. sales down 6.6%, which Ford ties to the planned end of the Escape and Corsair. This morning stocks are mixed: as of 8:16 AM PT, the S&P 500 is up 0.40% and the Dow is down 0.22%.
Hiring hit a wall. Employers added just 29,000 jobs in September, July was revised to a loss of 10,000, and 2026 is averaging 68,000 a month. The unemployment rate rose to 4.2%.

Bonds did not cheer. The 10-Year closed Friday at 5.28%, gold and silver settled lower, and December Brent held near $102. As of 8:16 AM PT, the 10-Year is near 5.33% and silver is up 1.8%.
A quiet Monday. Bitcoin is up 0.32% over 24 hours at about $85,500, Ether up 0.07%, and XRP is down 0.30%, live from Coinbase at 8:16 AM PT. Bitcoin has spent the weekend near $85,000, which by its standards counts as a nap.
