Behind these county totals: hundreds of homes still for sale in Fremont, Hayward, Union City, Newark and Milpitas, counted, priced and sorted every morning from the same MLS export, with a map search for the homes themselves.
The bill that is not in the list price. In Fremont, Hayward, Milpitas, Newark and Union City, 57% of listed homes carry HOA dues, against 44% nationally and 39% statewide, per Realtor.com. The median here is $395 a month, nearly three times the national $135; condos run $550 and townhomes $380.
More than half of local listings carry HOA dues, with a median of $395 a month against $135 nationally. At 7.57%, a $550 condo fee costs about $78,100 of borrowing power.
Up a little, and more common. Compared with last October, the typical condo's dues are up about 2%, to $560 in Fremont, Hayward, Newark and Union City, but two in three listed condos now ask $500 or more, up from 56%. One in four single family listings now comes with an HOA, up from one in five.

Falling behind costs more. Cotality counts 19,504 HOA liens in California in 2025, up 69.5% since 2022, and 3,404 HOA foreclosure filings; nationwide, filings rose 46%.
What it means for you. At Mortgage News Daily's 7.57% 30-year rate from Friday, every $100 of monthly dues costs a buyer about $14,200 of borrowing power, so a $550 condo fee is worth about $78,100. If you are buying, read the budget and reserve study before you offer; in California a board can raise regular dues up to 20% a year, and levy special assessments up to 5% of the budget, without a member vote. If you are selling, have those documents ready on day one.
Today's count. Board wide: 2,687 listings across the 15 city table, counting active and in contract together, with 168 coming soon and 215 brand new. The five city ledger carries 664 live listings across Fremont, Hayward, Milpitas, Newark and Union City, 585 on the market and 79 coming soon, the same total as Saturday.
Fremont holds 240 live listings: 185 active, 32 coming soon, 22 brand new and 1 back on market, with a median on market list price of $1,249,995 at $781 a square foot and a typical listing out 30 days. Hayward carries 174, Milpitas 106, Newark 87 and Union City 57. Across all five cities the median is $1,074,950 at $675 a square foot, 276 homes are priced under a million, and 132 have been sitting 60 days or longer.
Closed for the weekend. These are Friday's closing levels. Friday's rally left the Nasdaq up 0.45% for the week, while the S&P 500 slipped 0.27% and the Dow lost 1.26%. Markets reopen Monday.
Friday's close. The jobs report showed hiring slowed to 29,000 in September and unemployment rose to 4.2%, yet the 10-Year Treasury still closed higher at 5.28%. Gold settled down 0.95% and silver 1.24%, and December Brent was little changed at $102.25.
