"At a Glance" Local Housing STATS and News 10/03/26

Behind these county totals: hundreds of homes still for sale in Fremont, Hayward, Union City, Newark and Milpitas, counted, priced and sorted every morning from the same MLS export, with a map search for the homes themselves.
A soft jobs report, and rates still rose. Mortgage News Daily's 30-year rose to 7.57% on Friday, up 0.03 from Thursday and just under the 7.60% high of September 30, and the 15-year is 7.19%. On a $1,079,000 home with 20% down, principal and interest run $6,077 a month, $398 more than when September began at 6.89% and $700 more than the same loan cost a year ago at 6.36%.
Why the weak report did not help. Employers added just 29,000 jobs in September and unemployment rose to 4.2%, news that usually pulls rates down. Bonds rallied early Friday, then gave it back: the jobless rate edged up because 485,000 people joined the labor force and 406,000 more reported having a job. The 10-Year Treasury, which mortgage rates tend to follow, closed at 5.28%, up from 5.24%.
Today's count. Board wide: 2,700 listings across the 15 city table, counting active and in contract together, with 161 coming soon and 212 brand new. The five city ledger carries 664 live listings across Fremont, Hayward, Milpitas, Newark and Union City, 590 on the market and 74 coming soon, down from 679 on Friday.
Fremont holds 241 live listings: 189 active, 30 coming soon, 21 brand new and 1 back on market, with a median on market list price of $1,250,000 at $783 a square foot and a typical listing out 30 days. Hayward carries 171, Milpitas 105, Newark 88 and Union City 59. Across all five cities the median is $1,079,000 at $676 a square foot, 277 homes are priced under a million, and 134 have been sitting 60 days or longer.
What it means for you. If you are buying, do not wait on soft jobs data to bring rates down; Friday's did not. If the payment works, lock it and keep your preapproval current: on the median home, a quarter point is worth about $147 a month. If you are selling, price for today's 7.57%; 134 of the 590 homes on the market across these five cities have been listed 60 days or longer.
Stocks shrugged it off. Shares rose Friday even as Treasury yields climbed, so stocks and bonds read the same jobs report differently. The Nasdaq gained 1.19%, the S&P 500 0.73% and the Dow 0.49%. For the week, the Nasdaq finished up 0.45%, while the S&P 500 slipped 0.27% and the Dow lost 1.26%. These are Friday's closing levels; markets are closed for the weekend.
Hiring nearly stalled. Employers added 29,000 jobs in September, below the 45,000 a month of the prior year, and July and August were revised down a combined 60,000, turning July into a loss of 10,000. Unemployment rose to 4.2% from 4.1%, and hourly pay was up 3.0% from a year earlier.

Who is still hiring. Health care and social assistance added 520,000 jobs over the past year, more than the 496,000 added across the whole economy, so everything else combined slipped. Government, information and finance each lost more than 100,000. Here at home, jobs in the San Jose metro rose 1.6% in the year to August, while the Oakland-Fremont area, Alameda and Contra Costa counties, was nearly flat at 0.2%.
Health care and social assistance added more jobs in a year than the U.S. economy did overall. Locally, San Jose grew fastest and the Oakland-Fremont area was nearly flat.
Metals and oil. December gold settled down 0.95% Friday and silver down 1.24%, and December Brent was little changed at $102.25.
A quiet Saturday. Crypto trades on weekends, though this morning it is mostly resting. Bitcoin is down 0.43% over 24 hours to about $84,800, Ether is down 0.37% and XRP 1.06%, live from Coinbase at 9:28 AM PT.
