30-Year Fixed: 7.43% -0.02 | 15-Year Fixed: 7.10% 0.00
Rates finally took a breather. Mortgage News Daily has the 30-year at 7.43% today, down 0.02, and the 15-year unchanged at 7.10%. Thursday's 7.45% was the top of the 52 week range, so this is a pause, not a turn.
Sellers are starting to adjust. Price cuts are spreading nationally as rates climb, and today's MLS export shows 95 listings across our 15 city table with a price change status, 22 of them in Fremont, Hayward, Milpitas, Newark and Union City. The 10-Year closed Friday at 5.17%, just under Thursday's 5.18%, the highest close since 2007.
What it costs on a Fremont home. At today's Fremont median on market list price of $1,199,000, with 20% down, the loan is $959,200, still high balance conforming here, not jumbo. Principal and interest runs $6,661 a month at 7.43%, against $5,745 at 5.99%, the 52 week low. That is $916 more every month for the same house.
Today's count. Board wide: 2,788 listings across the 15 city table, counting active and in contract together, with 172 coming soon and 229 brand new. The five city ledger carries 714 live listings across Fremont, Hayward, Milpitas, Newark and Union City, 629 on the market and 85 coming soon.
Fremont holds 257 live listings, 201 active, 36 coming soon and 20 brand new, with a median on market list price of $1,199,000 at $781 a square foot and a typical listing out 28 days. Hayward carries 183, Milpitas 117, Newark 91 and Union City 66. Across all five cities the median is $1,089,000 at $675 a square foot, 291 homes are priced under a million, and 158 have been sitting 60 days or longer, down from 166 yesterday.
What it means for you. Supply rose to 714 and the homes past 60 days shrank, so buyers are still writing offers at 7% rates. Buyers: ask your lender to price the 30-year FHA at 7.15% and a 7/6 ARM at 6.85% against the 7.43% fixed, and watch for price changes, because some sellers are adjusting. Sellers: the same house costs a buyer about $900 more a month than at the 52 week low, so price to this week's rate and get the first price right.

A winning week, despite the bond market. The S&P rose 0.51% Friday and 1.21% on the week, the Nasdaq gained 2.06% for the week, and the Dow's 0.93% Friday rally ended a three week losing streak, all with the 10-Year near 5.2%.

Steak beat pasta at Darden. LongHorn Steakhouse grew same-restaurant sales 6.2% last quarter, while Olive Garden, the biggest brand at $1.33 billion in quarterly sales, managed 1.1%. The results came in just shy of Wall Street's estimates, and the stock fell 3.02% Thursday and another 3.61% Friday to $199.75. Record beef prices, apparently, have not kept anyone out of the steakhouse.

Layoffs are still rare. First time jobless claims fell to 197,000 in the week ending September 19, and the 4-week average slipped to 202,250, its lowest since early August. The same week a year ago was 219,000. Closer to home, California logged 34,931 claims, 6.6% fewer than a year earlier.

Yields, metals and oil. The 10-Year closed Friday at 5.17%, down 0.01. Gold settled up 0.54% at $4,321.20 and silver up 1.25% at $64.80. Brent's card is Thursday's settlement, $106.60, up 3.41%; on Friday it gave back 2.14% to $104.32 on hopes that shipping through the Strait of Hormuz could reopen.

A quiet end to the week. Bitcoin is at $84,083, down 0.39% over 24 hours, and XRP leads again, up 2.18%. Bitcoin has held near $84,000 since Wednesday's slide from about $86,600 at Monday's close. These are live from CoinGecko at 4:33 PM PT.
