30-Year Fixed: 7.17% -0.02 | 15-Year Fixed: 6.83% unchanged
Rates eased a touch. Mortgage News Daily has the 30-year at 7.17% this morning, down 0.02, and the 15-year unchanged at 6.83%. The 10-Year, which mortgage rates follow, closed Monday at 4.96%.
Insurance is quietly shaping home prices. A new Brookings working paper by USC economists Matthew Kahn and Wesley Miller finds that homeowners insurance strain is highest near downtown, where natural hazard risk is lowest. Using Treasury data for 2018 through 2022, ZIP codes within a mile of downtown paid average premiums 39% higher than ZIP codes more than five miles out, and insurers declined to renew about 20% more often.
It shows up in prices. In the paper, a one standard deviation rise in insurance strain went with single family prices about 10.6% lower, and 19.1% lower right downtown, fading to near zero by 30 miles out. The authors call it an association, not proof of cause, and they did not break out the Bay Area.
Today's count. Board wide: 2,727 listings across the 15 city table, counting active and in contract together, with 194 coming soon and 202 brand new. The five city ledger carries 705 live listings across Fremont, Hayward, Milpitas, Newark and Union City, 621 already on the market and 84 coming soon.
Fremont holds 252 live listings, 201 active, 37 coming soon and 14 brand new, with a median on market list price of $1,199,999 at $782 a square foot and a typical listing out 32 days. Hayward carries 184, Milpitas 111, Newark 92 and Union City 66. Across all five cities the median is $1,090,000 at $675 a square foot, 283 homes are priced under a million, and 172 have been sitting 60 days or longer, up from 167 yesterday.
What it means for you. The ledger slipped to 705 from 717, and the pile of homes past 60 days grew for a second straight day. Buyers: get a homeowners insurance quote in the first days of escrow, before contingencies come off, because it belongs in your monthly payment math. Sellers: have your roof age, permits and any claims history ready, since a quick, clean insurance quote keeps a buyer moving.

AMD just joined the $1 trillion club. Monday belonged to tech. The Nasdaq jumped 2.26% as Meta rose 11.34% after its new AI app, Muse, overtook ChatGPT as the top free iPhone app in the U.S., and AMD rose 9.95% to close above $1 trillion in market value for the first time, the fourth U.S. chipmaker there. It is up about 187% this year.

Tuesday is calmer. At 9:14 AM PT the S&P was about flat, the Dow down 0.44% and the Nasdaq up 0.26%.

Oil fell for a fourth straight session. Brent's November contract settled Monday at $100.34, down 3.40%, and it is holding near $100.47 this morning. The 10-Year is edging up, near 4.97%, after Monday's 4.96% close.
Gold and silver each gave back about 1% on Monday and are a little lower again this morning, gold near $4,364 and silver near $66.20.

Bitcoin's six-day climb. It closed Monday at $86,505, its highest close since January 28 and up 14.3% from last week's low of $75,650, with most of the gain in two days, about 6% Friday and 6.5% Monday.
