The daily 30-year fixed sits at 6.64% and the 15-year at 6.18%. The bigger story is the trend: the weekly average just printed its highest level in nearly a year, and buyers noticed, with purchase applications sliding 7% in a week. Rising fuel costs and Middle East unrest pushed bond yields higher, and mortgage rates went along for the ride.

National: the market is splitting in two. Luxury home prices jumped 4.7% to an average $1.37 million while everyone else's rose just 1.5%, powered by cash-rich buyers from booming tech and AI companies who do not much care what rates are doing. Those trophy purchases keep the market moving, but they pull comps (and prices) up for everyone else.
Local board: 2,776 active (up from 2,738), 188 new listings, 193 closed sales. Inventory rebuilt a touch even with closings nearly matching new supply. Oakland led the board with 50 new on 723 active; Fremont added 28 new on 332 active.

Stocks climbed across the board, and the AI supply chain kept collecting tolls. Not everything soared. SpaceX (SPCX -0.60%) slipped below its $135 IPO price for the first time as the listing hype cools, and United Airlines (UAL +0.52%) beat expectations but warned of a looming $6 billion fuel bill, which could push airline tickets (already up over 25% this year) even higher.

Retirement math took the spotlight. Americans say they need $1.2 million to retire comfortably, yet most expect to land under $500,000, since everyday expenses and credit card debt eat paychecks before savings get a turn. A SoFi survey shows when people actually get going: about half of adults start saving by 35, and 13% never start at all.

The labor market stayed mixed: the U.S. added just 57,000 jobs last month against the 117,000 expected, even as a Dallas staffing firm posted its best June since before the pandemic. In the markets, the 10-year Treasury eased to 4.55%, gold slid to about $4,010 (its lowest neighborhood since November) as a fifth straight day of U.S. strikes on Iranian sites lifted oil, silver followed to about $56.68, and Brent crude rose 1.11% to $85.67.
