The 30-year fixed ticked up to 6.75% and the 15-year to 6.21%, a touch higher on the week. Rates back near 6.75% keep the lock-in effect firmly in place, so most owners stay put and resale supply stays tight.
National: Realtor.com trimmed its outlook and now expects U.S. home prices to rise just 1.2% over the next year. With high mortgage rates still squeezing buyers, sellers are dialing back expectations, which can hand buyers more room to negotiate even as it slows equity growth for current owners. It fits a national picture of a market cooling at the edges without breaking.

Americans are leaning harder on plastic. More households are putting everyday costs, even groceries, on credit cards and falling behind. The share of borrowers missing a minimum payment climbed to 8.7% in 2025 from 7.1% in 2023, as food prices sit about 32% higher than five years ago while real wages have slipped. Total card balances are now at a record $1.27 trillion. Since consumer spending drives most of the economy, a stretched cardholder is a warning light worth watching.

In the markets, the 10-year Treasury held at 4.61%. The attention-grabber was a role reversal: Strategy (MSTR -2.68%), long the loudest corporate Bitcoin buyer, sold about $466 million of its own stock this week and bought no Bitcoin, lifting its cash reserve to roughly $3 billion. On the policy front, President Trump is pushing the Senate to pass the CLARITY Act, which would set clearer rules and oversight for crypto.
