The 30-year fixed eased to 6.63% and the 15-year held at 6.17%. A small step down, but rates in this range keep the lock-in effect in place, so most owners stay put and resale supply stays tight.
National: The red-hot housing market is finally cooling. About 44% of agents now call conditions balanced, and national asking prices have fallen 2.5% from a year ago, the biggest annual drop since 2017. For buyers, that means more negotiating room and fewer bidding wars than we have seen in years. On the commercial side, AI data-center demand is spilling into warehouses, with data-center tenants taking more than 40% of new industrial leasing in some markets.
Local board: 2,724 active (essentially flat from yesterday), 133 new listings, 211 closed sales. Oakland again led with 31 new on 713 active; Fremont added 14 new on 328 active.

Stocks slipped across the board as renewed U.S. and Iran tension put investors on edge. The S&P 500 eased 0.45% to 7,503, the DOW dipped 0.25% to 52,925, and the NASDAQ led the way down, off 1.16% to 25,818. The AI build-out is now a borrowing story: Amazon (AMZN +0.75%) is tapping the bond market for $25 billion to fund its AI infrastructure, joining a wave of big bond sales from SpaceX and Nvidia (NVDA +0.71%).
Two eye-catching moves rounded out the tape. Rivian offered 75 million new shares to raise cash, and the dilution knocked its stock down about 18% at one point. And Samsung posted an eye-popping 1,800% jump in operating profit, yet its shares fell 8% because stellar AI numbers are now simply expected.

The 10-year Treasury yield ticked up to 4.45%, climbing back from a June dip near 4.38% but still shy of its spring peak of 4.65% (see chart). Inflation and labor data remain the key drivers from here, and the flare-up with Iran only adds to the uncertainty.

Gold, meanwhile, has lost its shine. It has slid more than 20% from its January peak and is now officially in a bear market, with about $18 billion pulled from gold ETFs. Gold eased 0.57% to $4,133 and silver dropped 2.43% to $58.53, while Brent crude jumped 3.30% to $76.58 after the U.S. revoked Iran's oil export license.

Crypto drifted lower, with Bitcoin off 0.94% to $62,734, Ether down 0.94% to $1,751, and XRP off 1.74% to $1.09. Adoption keeps spreading, though: Tether put $20 million into Mercado Bitcoin, a top Brazilian exchange, betting stablecoins can reach the millions of Brazilians who bank around high inflation. A longer-term worry also resurfaced: Galaxy Digital (GLXY -2.64%) estimates future quantum computers could put about $470 billion of Bitcoin, roughly a third of all coins, at risk down the road.
