The 30-year fixed ticked up to 6.69% and the 15-year to 6.16%. Rates in this range keep the lock-in effect firmly in place, so owners stay put and resale supply stays tight.
National: Wall Street's biggest home landlords are selling faster than they are buying for the first time in years. Eight large operators sold a net 3,011 more homes in Q2, up 408% from a year ago, as a proposed federal ban on institutional buying rattles the model. Good news for regular buyers if it holds. Meanwhile a few Sunbelt cities are slipping underwater: in Cape Coral to Fort Myers, 11.1% of mortgages now exceed the home's value after an 18.9% price drop. The equity-rich Bay Area sits on the other side of that ledger.
Local board: 2,725 active (down 23 from yesterday), 114 new listings, 223 closed sales. Oakland again led with 26 new on 715 active; Fremont added 12 new on 329 active.

Stocks opened the week higher with an unusual guest at the podium: President Trump became the first sitting president to ring the opening bell, doing it from the Oval Office. The S&P 500 rose to 7,537, the NASDAQ climbed 1.12% to 26,121, and the DOW added 0.29% to 53,055. He also plugged Dell (DELL +4.40%) and called himself "a big crypto guy." Elsewhere, Lockheed Martin (LMT -1.45%) agreed to buy submarine-detection firm Ultra Maritime for about $3.4 billion, and Microsoft (MSFT -0.96%) is cutting roughly 4,800 jobs while spinning off four game studios.
One number that captures the mood: the AI boom has minted 90 new unicorns (startups worth over $1 billion) so far this year, a far cry from the 622 created in 2021 (see chart). Money is pickier now, and a billion-dollar valuation is harder to come by.

Metals eased off recent highs. Gold slipped 0.25% to $4,157 and silver gave back 1.03% to $61.36, while the 10-year Treasury yield held at 4.49% and Brent crude firmed 0.90% to $72.64.
The big personal-finance story is student loans. Servicers are notifying more than 6.9 million borrowers that the SAVE plan is ending, and they have 90 days to choose a new one or be moved to the pricier Standard Plan. With about $1.7 trillion in federal student debt across 43 million borrowers, the reshuffle touches a lot of household budgets, and by extension how much buyers can carry toward a home.

Crypto caught a headline bid. President Trump called himself "a big crypto guy," and the market read that as a friendlier regulatory wind, giving Bitcoin a lift after a rough week. Bitcoin sat at $63,301, Ether at $1,781, and XRP at $1.12. On the flip side, Strategy (MSTR), the largest corporate Bitcoin holder, is now about $11.4 billion underwater on a stash that cost $63.7 billion, a paper loss unless it sells.
