30-Year Fixed: 6.65% | 15-Year Fixed: 6.19%
The 30-year fixed ticked up to 6.65% and the 15-year to 6.19%. Rates drifting higher keeps the lock-in effect firmly in place, so owners stay put and resale supply stays tight.
National: Luxury agents are dressing for success and then some, with one reportedly spending over $100,000 on clothes last year to court the wave of newly minted millionaires from this year's IPO boom. Capital is moving too: billionaire Peter Thiel signed the most expensive office lease in Miami history, part of a broader migration of tech founders fleeing California's proposed wealth tax that could push Florida prices and rents higher.

The chip rally hit a wall: Micron (MU -10.57%) and Sandisk (SNDK -10.62%) tumbled after a report that Meta (META +8.81%) may rent out unused AI capacity, raising worries that processing supply is catching up to demand. Meta is launching a cloud business to sell that spare compute. A blast from the past also went public: Bending Spoons (BSP +39.66%), owner of AOL, Vimeo, and Eventbrite, IPO'd and raised $1.68 billion.
US 10-Year: 4.48% | Gold: $4,112 | Silver: $61.38 | Brent: $70.92
Metals jumped. Gold rose about 2.01% to $4,112 and silver surged 3.88% to $61.38 as a weak jobs report cooled bets that the Fed will hike, while the 10-year Treasury yield held at 4.48% and Brent crude eased 0.91% to $70.92.
Hiring slowed. Companies added just 98,000 private jobs in June according to ADP, short of the 110,000 estimate, as businesses stay cautious with the Fed holding rates high. Fed Chair Kevin Warsh said inflation is still too high but would not signal where rates go next, and CME data shows nearly half of Wall Street now expects at least one rate hike by the fall.

Federal filings also show President Trump earned over $1 billion from crypto in 2025, most of it tied to World Liberty Financial.
