30-Year Fixed: 6.52% | 15-Year Fixed: 6.12%
The 30-year fixed ticked down to 6.52% and the 15-year held at 6.12%. All eyes are on this week's jobs report: a soft number could nudge rates lower, but the lock-in effect keeping resale supply tight is not going anywhere yet.
Local board: 2,901 active (down 44 from yesterday), 217 new listings, 198 closed sales. Oakland again led with 44 new on 772 active; Fremont added 28 new on 348 active.
National: Wall Street keeps buying the plumbing of real estate. Private equity firm Bridgepoint agreed to buy Kayne Anderson's real estate arm for $1.4 billion, weeks after Berkshire scooped up homebuilder Taylor Morrison for $8 billion. On the flip side, Google co-founder Sergey Brin sold his stake in a rent-controlled New York apartment fund for just six cents on the dollar, a reminder that when the rules cap the rent, they cap the value too.

Stocks bounced back, with the S&P 500 up 1.18% to 7,440, the NASDAQ up 2.07% to 25,820, and the DOW up 0.59% to 52,182. The day belonged to the space race: Rocket Lab (RKLB +15.86%) is buying satellite operator Iridium (IRDM +25.44%) for $8 billion, a real challenge to Elon Musk's Starlink. Less rosy, Microsoft (MSFT -1.18%) is headed for its worst month since 2000, down about $570 billion in value in June on AI worries.

The jobs report is the week's big tell. Kalshi traders put only a 42% chance on June adding more than 125,000 jobs, well short of May's 172,000. A soft print would push the Fed toward cutting sooner, welcome for mortgage rates even if it signals a cooling economy.
Metals slipped: gold fell 1.54% to $3,976 and silver eased to about $58.50, while copper held just above $6 a pound. Brent crude dipped 0.70% to $72.64 and the 10-year Treasury yield sat flat at 4.37%.
BTC: $59,847 | ETH: $1,589 | XRP: $1.05
Crypto drifted lower, with Bitcoin off 0.52% to $59,847, Ether down 1.30% to $1,589, and XRP off 0.75% to $1.05. Strategy (MSTR +12.60%), the largest corporate Bitcoin holder, may sell up to $1.25 billion of its coins to raise cash. Meanwhile big investors are rotating out of Bitcoin and Ether funds into XRP and HYPE, chasing newer stories while the majors slide.
