30-Year Fixed: 6.53% | 15-Year Fixed: 6.12%
The 30-year fixed eased to 6.53% and the 15-year to 6.12%, drifting lower with Treasury yields. That is still well above the rate most owners carry, so the lock-in effect that is thinning resale supply is not going anywhere.
Local board: 2,964 active (up 23 from yesterday), 211 new listings, 200 closed sales. New supply jumped midweek and keeps outpacing closings, slowly handing buyers a bit more choice.
National: Zillow turned more cautious, cutting its 2026 outlook to a 0.4% decline in sales and just 0.1% growth in values as mortgage rates pushed back toward 7% in the second quarter. At the very top, money keeps moving: ultra-wealthy buyers spent $38.6 billion on homes over $10 million in the past year (Compass), even as a median U.S. home near $403,000 keeps many regular buyers on the sidelines.

Stocks were flat to slightly lower, with the S&P 500 essentially unchanged, the NASDAQ down 0.46%, and the DOW up 0.14%. Prices are the theme: Microsoft (MSFT -3.46%) is raising Xbox prices $100 to $150 on rising component costs, and Apple (AAPL -6.15%) lifted MacBook and iPad prices the same day.
The AI race got pointed. Anthropic accused Alibaba (BABA -4.74%) of copying 28.8 million model exchanges in what it called the largest known distillation attack, and Alibaba is down about 30% this year. Amazon (AMZN -3.14%) pledged another $13 billion for AI and cloud in India, bringing its 2026 to 2030 plan there to $48 billion.

The economy is the headline. Final first-quarter GDP came in at 2.1%, beating the 1.6% forecast and revised up on AI investment (see the chart below). Consumer spending and fixed investment rose while retail, wholesale, and finance pulled back. Steady growth with sticky inflation keeps the Federal Reserve cautious about cutting rates.
Metals tried to steady, with gold bouncing to about $4,052 (+1.17%) and silver to $59.04 (+1.32%), though both are still down sharply for the week. Brent crude eased 2.03% to $73.73 with the Strait of Hormuz reopened, and the 10-year Treasury yield drifted to 4.37%. For housing, solid growth plus a patient Fed means lower mortgage rates will come gradually, not suddenly.

Crypto stayed soft. Bitcoin firmed 0.28% to $59,872 but is back below $60,000, deep in a multi-month slump, with Ether down 1.01% and XRP off 1.44%. A record 10.83 million coins are now held at a loss, topping prior bear-market bottoms, yet long-term holders own a record 14.8 million and are not selling. Separately, investigators found Iranian entities moved more than $3.84 billion through the exchange CoinEx during the recent conflict.
