30-Year Fixed: 6.55% | 15-Year Fixed: 6.15%
The 30-year fixed eased to 6.55% and the 15-year to 6.15%, a touch lower than last week as Treasury yields settled. That is still well above the rate most homeowners carry, so the lock-in effect that keeps resale supply tight is not going anywhere.
Local board: 2,941 active (up 46 from yesterday), 177 new listings, 206 closed sales. Inventory keeps building as new supply outpaces closings, which slowly hands buyers a little more choice.
National: the big housing bill is suddenly in limbo. The 21st Century ROAD to Housing Act passed Congress and reached the President's desk, but he canceled the signing an hour beforehand and says he will not sign until lawmakers pass a separate voter ID bill. On the commercial side, a prominent Chicago office tower (One South Wacker) defaulted on its $343 million loan with citywide office vacancy at 27%, a reminder that the pressure in commercial real estate has not let up.

Stocks were mixed and little changed, with the S&P 500 off 0.10%, the NASDAQ down 0.43%, and the DOW up 0.35%. The day belonged to memory chips: Micron (MU -0.31%) blew past sales expectations and guided higher as AI companies buy memory faster than it can make it, and the stock is now up more than 200% in 2026.
The IPO pipeline is filling too. South Korea's SK Hynix filed to go public in the U.S. and plans to raise about $29 billion, one of the largest IPOs ever. Elsewhere, Germany scrapped its biggest warship order since World War II, worth about $14.5 billion, and U.S. defense names like Lockheed Martin (LMT -2.39%) have slid since the U.S. and Iran ended their war.
US 10-Year: 4.41% | Gold: $4,005 | Silver: $57.76 | Copper: $6.02
Copper is running out of steam. After a strong run toward $6.65 a pound this spring, it has slid back to about $6.02, up just 0.55% on the year (see the chart below). A strong dollar, the Fed's higher for longer stance, and the most global supply since 2003 are all weighing on it. Precious metals were mixed: gold rebounded above $4,000 to $4,005 (+0.43%) while silver eased to $57.76 (-1.74%).
Oil kept drifting lower. Brent crude eased 1.34% to $72.75 now that the Strait of Hormuz has reopened, though pump prices have lagged at about $3.91 a gallon, prompting the White House to ask the Justice Department to look into it. The 10-year Treasury yield held near 4.41%. For housing, cooler commodities and a steady 10-year help at the margins, but a higher for longer Fed keeps real relief on mortgage rates out of reach for now.

Crypto steadied after a rough stretch, with Bitcoin up 0.30% to $61,183, Ether up 0.66% to $1,630, and XRP down 0.30% to $1.07. The backdrop is still soft: Bitcoin spent Wednesday around $60,000, its lowest since October 2024 and the third dip under that mark this year. Overseas, Hong Kong's crypto ETFs have nearly doubled to about $550 million, pushing regulators to write four new rulebooks to keep up.
