30-Year Fixed: 6.65% | 15-Year Fixed: 6.19%
The 30-year fixed held at 6.65% and the 15-year at 6.19%, with rates sticky as bets on a Federal Reserve rate hike by September firm up. That is still close to double the rate most homeowners already carry, which keeps the lock-in effect firmly in place and supply tight.
Local board: 2,895 active (down 34 from yesterday), 175 new listings, 223 closed sales. New supply eased while closings picked up, a healthy sign that well-priced homes are still moving inside about four weeks.
National: the big news is out of Washington. Congress passed the 21st Century ROAD to Housing Act, which President Trump is expected to sign today. It opens up $200 million for areas that add housing supply, unlocks funding for manufactured and factory-built homes, caps big investors at 350 single-family homes, and speeds up building permits. A related shift: small-time investors now make up 63% of all investor home purchases, the highest share in 15 years, while the mega investors who buy 350 or more homes have pulled back nearly 70% from their 2021 peak.

Stocks closed in the red, led lower by AI memory chip names. Micron (MU -13.18%) and SanDisk (SNDK -13.63%) each tumbled double digits. Micron, now the 13th most valuable company in the world, reports earnings today, so its print will set the tone for the group.
There was some green under the red. Cerebras (CBRS +1.02%) posted its first earnings since going public, with revenue topping $194 million (double a year ago), though the stock fell about 10% after hours on softer margin guidance. It also signed a deal worth more than $20 billion to supply OpenAI. Meanwhile SpaceX (SPCX +0.98%) sold $25 billion in bonds, days after its long-awaited IPO, to pay off a March loan, even while sitting on more than $100 billion in cash.

The story of the day was the dollar. While stocks fell, the U.S. Dollar Index pushed to a 13-month high near 101.6, up about 3.4% on the year (see the chart below), as Wall Street put the odds of a Fed rate hike by September at roughly 85%. That same bet hammered the metals: gold fell about 3% to $3,988 an ounce and silver dropped more than 5% to $58.78, both sliding to multi-month lows as a stronger dollar pulled money out.
Oil kept easing. Brent crude slipped 2.26% to $75.36 as supply flows back, with crude moving through the Strait of Hormuz again and the UAE restoring exports to 85% of pre-war levels. The 10-year Treasury yield held near 4.48%. For housing, a strong dollar and cheaper oil help cool inflation, but a Fed leaning toward higher for longer is exactly what keeps mortgage rates sticky.

Crypto held up better than stocks but still leaned lower, with Bitcoin down 0.40% to $62,393 and the majors easing alongside it. The plumbing keeps getting built: Chainlink is joining 47 banks across Europe and South Korea in Project Pangea, an effort to settle currency trades in seconds using stablecoins across the $150 billion Europe to South Korea trade corridor. On the policy side, Washington told federal agencies to be mostly quantum-resistant by 2030, guarding against the day quantum computers could crack today’s encryption.
