The 30-year fixed ticked back up to 6.66% and the 15-year to 6.20% this week, as firming bets on a Federal Reserve rate hike nudged borrowing costs higher. The 10-year Treasury is holding near 4.48%, and today’s rate is still roughly double what most homeowners already carry, so the lock-in effect that keeps resale supply tight is not loosening soon.
Local board: 2,929 active (down 27 from yesterday), 220 new listings, 212 closed sales. New supply eased a touch midweek while buyers kept closing at a steady pace.
National: two moves out of Washington stand out for housing. The Senate advanced a bill to slow big Wall Street firms from buying up homes, capping institutional investors at 350 single-family homes while easing some building rules, and it lands as the country sits more than 4.7 million homes short. Separately, a new Tax Justice Network report named the U.S. the world’s top destination for laundering money through real estate, because buyers can hold property through anonymous shell companies.

The market closed mixed, with the S&P 500 off 0.37%, the NASDAQ down 1.32%, and the DOW up 0.29%. The headline name was SpaceX (SPCX -16.43%), which fell for a third straight session and shed roughly $600 billion in market value.
The bigger story is the AI build-out. Microsoft (MSFT -3.18%) is building a Texas data center that will run on natural gas instead of the grid, with Chevron (CVX +0.82%) fueling it for 20 years, enough power for more than 530,000 homes, because AI data centers need constant power the traditional grid cannot keep up with. U.S. data center construction spending now sits at a record high near $42 billion a year, roughly four times where it was before ChatGPT launched, as the chart below shows. Dealmakers stayed busy too: AbbVie (ABBV +6.25%) is buying biotech Apogee (APGE +46.66%) for $10.9 billion, and CRH is taking infrastructure firm Arcosa (ACA +6.67%) for $8.5 billion.

Oil came back to earth. Brent crude eased to $77.77 and has tumbled off its spring highs near $114 a barrel, as the chart below shows. With the U.S. blockade on Iran lifted, Iran is now dumping crude at $2.50 to $5 a barrel below Brent and supply is flooding back, which points to softer prices and cheaper gas and jet fuel ahead. Metals went the other way, and hard: gold dropped 1.49% to about $4,129 an ounce and silver fell roughly 6.5% to $62.03, as firm expectations for Federal Reserve rate hikes pulled money out of both.
The 10-year Treasury held near 4.48%. The takeaway for housing: cheaper oil cools inflation at the pump, but a Fed that is leaning toward higher for longer is what keeps mortgage rates sticky.

Crypto sold off across the board, with Bitcoin down 2.72% to $62,226, Ether off 4.42% to $1,650, and XRP down 2.41% to $1.10. The big players bought the dip anyway: Strategy (MSTR -2.73%) added $355 million in Bitcoin and Bitmine (BMNR -1.73%) picked up $92 million in Ether, leaving it with close to 5% of the entire Ether market. In Washington, the Senate slipped a four-year ban on a U.S. digital dollar into a housing bill, a sign the country is moving away from a central-bank digital currency even as Europe and China build their own.
