30-Year Fixed: 6.58% | 15-Year Fixed: 6.15%
The 30-year fixed eased to 6.58% and the 15-year to 6.15% — a touch of relief, though still roughly double the rate most homeowners are sitting on. And that gap is the whole story right now.
Homeowners pulled $47 billion in equity in Q1 — the biggest first-quarter haul since 2021 — rather than refinance into today’s far higher rates. Around 20% still hold a mortgage near 3% (see the chart below), and those locked-in low rates are a big reason so few homes come to market. The squeeze is generational: the U.S. is short about 4 million homes, roughly 25 million adults under 35 have paused the search to live with parents, and the typical first-time buyer is now 40 years old.
Local board: 2,956 active (up 59 from the June 18th report), 229 new listings, 210 closed sales. New supply ticked up coming out of the long weekend while buyers kept closing at a steady pace.

Markets reopened after the long holiday weekend on a firm note — the S&P 500 up 1.08%, the NASDAQ 1.91%, and the DOW barely positive at +0.14% (figures as of the June 18th close). SpaceX (SPCX -3.65%) wrapped a wild first week as a public company, briefly leapfrogging Amazon (AMZN +2.90%) to become the world’s 5th most valuable company before settling into 6th — and it now says it wants to help build AI data centers in space.
AMD (AMD +4.86%) pushed deeper into enterprise AI with a deal to fill Rackspace’s data centers with its chips through 2028; Rackspace, which manages the cloud for Amazon, Microsoft, and Google, has nearly quadrupled this year on the news. The week ahead: Micron (MU) reports earnings Wednesday and the University of Michigan consumer survey lands Friday.

Oil is back in focus: Iran again moved to close the Strait of Hormuz — a chokepoint for a large share of the world’s oil — just as its first talks with the U.S. opened in Switzerland. Traffic slowed to a single small tanker, yet crude actually fell on the week on hopes for a deal, with Brent easing to $78.96. The 10-year Treasury held at 4.48%; gold eased to $4,227 (-0.44%) while silver firmed to about $66.43 (+2.36%).
Two data points underscore a stretched consumer. Household debt hit a record $19.9 trillion last quarter even as the savings rate slipped to 2.6% — near a 65-year low. At the same time, May retail sales jumped 0.9% (nearly double expectations) to $763.7B, with a third of the gain coming from gas stations, up 26.5% from a year ago. Solid spending only strengthens the Fed’s case to keep rates higher for longer.

Crypto firmed across the board, with Bitcoin up 1.54% to $64,208, Ether at $1,688 (+2.64%), and XRP at $1.14 (+1.44%). Franklin Templeton — which manages $1.7 trillion — filed two funds that hold mostly U.S. stocks but funnel the dividends into Bitcoin every few months; when a manager that size leans in, the market tends to notice. Separately, AI tools can now audit a smart contract in an hour or two for a small fraction of the old six-figure cost, putting professional audits within reach of small projects.
