"At a Glance" Local Housing STATS and News 06/17/26
30-Year Fixed: 6.54% | 15-Year Fixed: 6.11%
The 30-year eased to 6.54% and the 15-year to 6.11% — a touch lower than last week. All eyes are on the Federal Reserve’s rate decision this afternoon; the 10-year Treasury is holding near 4.47% into the announcement, so a buyer waiting for a dramatic drop may be waiting on the Fed’s tone rather than a big move today.
Local board: 2,858 active (down 24 from yesterday), 237 new listings, 210 closed sales. New supply eased modestly midweek while buyers kept closing at a steady pace.
National: the supply pipeline is the worry. Builders broke ground on 40% fewer apartment buildings in May than the month before, and permits for new single-family homes slipped month over month. With higher prices pressuring both buyers and renters, fewer sales and lease signings are pushing builders to pause projects — which only deepens the long-run shortage that keeps that crucial first rung out of reach for many.

The big theme is AI spending. Microsoft (MSFT -1.48%) is reportedly in talks to rent about $3 billion of computing power from rival Oracle (ORCL -2.24%) — a cloud giant renting cloud — because AI is eating up capacity faster than it can build, and Microsoft says it will stay short on capacity into mid-2026. The hyperscalers are pouring record sums into data centers and chips, as the chart below shows.
Chips are the bottleneck: Nvidia (NVDA -2.37%) CEO Jensen Huang asked Korea’s SK Hynix to make more memory at Taiwan’s biggest tech show, while Micron (MU -6.18%) — up more than 250% this year — gave back some of its run. Dealmaking stayed hot: SpaceX (SPCX +4.83%), fresh off the biggest IPO in history, said it will buy AI coding startup Cursor for $60 billion, and GM (GM -1.86%) struck a munitions-manufacturing deal with Lockheed Martin (LMT +1.05%).

US 10-Year: 4.47% | Gold: $4,352 | Silver: $70.42 | Brent Crude: $79.45
Rates and metals were steady-to-firm ahead of the Fed. The 10-year held near 4.47%, gold edged up to $4,352 (+0.47%) and silver firmed to $70.42 (+0.57%) — silver is still one of 2026’s standout performers, up roughly 100% year-to-date. Brent crude sits around $79–80, down nearly 29% over the past month: the U.S. and Iran reached a framework to end their war that could put Iranian oil back on the market and reopen the Strait of Hormuz, with a deal possibly signed as early as Friday.
Beyond rates, the AI build-out is reshaping where capital flows. The hyperscalers’ $145–200 billion each in AI and data-center spending is now a macro force of its own — driving demand for power, chips, and the industrial real estate to house it — even as the Fed weighs whether the broader economy needs cheaper money.

BTC: $64,625 | ETH: $1,764 | XRP: $1.19
Crypto pulled back across the board, with Bitcoin down 1.51% to $64,625 and the majors lower alongside it. The structural story is convergence: Coinbase (COIN -0.21%) is launching tokenized U.S. stocks — backed one-for-one by real shares, paying dividends automatically, with 24/7 trading — though it starts outside the U.S. while regulators catch up. Overseas, Binance is preparing to exit the European Union after Greece signaled it may cancel the platform’s license.
