30-Year Fixed: 6.56% | 15-Year Fixed: 6.12%
The 30-year slipped to 6.56% and the 15-year to 6.12%. Builders, though, are still glum: homebuilder confidence (the NAHB Housing Market Index) fell to 35 in June — its longest slump since 2012. Anything under 50 means more builders feel bad than good, and the gauge has now sat below 40 for 14 straight months. With high rates and building costs keeping buyers cautious, about 35% of builders are cutting prices to move inventory.
Affordability is the throughline. A “starter home” now costs $1 million in 242 U.S. cities — triple the count in 2020 — and 26 states have at least one such city, up from 9. California alone has 105 of them. The cause is the familiar one: not enough homes are getting built, which keeps that crucial first rung out of reach.
Local board: 2,882 active (down 37 from yesterday), 248 new listings, 216 closed sales. New supply eased after Monday’s surge while buyers kept closing at a steady clip.

SpaceX (SPCX +19.60%) jumped again after the biggest IPO in history, pushing its value past $2 trillion. CEO Elon Musk says the company could reach $1 trillion in revenue by 2030, up from just over $18 billion last year — though it lost nearly $5 billion last year and analysts can’t agree what it’s worth.
Dealmaking is back, too. Fox (FOX -15.07%) is buying streamer Roku (ROKU -0.88%) for about $22 billion — the biggest entertainment deal since the Paramount–Warner Bros. tie-up earlier this year. Investors think Fox overpaid: its shares fell as much as 17% Monday morning. Separately, Salesforce is buying customer-service platform Fin for $3.6 billion.

A quiet day for rates and metals: the 10-year Treasury held at 4.44%, Brent crude eased 2.55% to $81.05, gold ticked up to $4,363, and silver gave back a little to about $70.39 — though silver remains one of 2026’s best performers, up roughly 100% year-to-date.
On trade, President Trump said French wine could face a 100% tariff soon — a move that would roughly double prices on U.S. shelves — as leverage to get France to drop its 3% tax on big U.S. tech firms. Americans buy about $2 billion of French wine a year, near a fifth of France’s global wine sales.

Crypto was flat-to-firm. The bigger news is access: Kraken just made “perpetual futures” (a crypto bet that never expires) available to U.S. traders for the first time, after its parent bought CFTC-licensed Bitnomial — those contracts drew over $60 trillion in trades last year, almost all of it offshore. Corporate buyers keep stacking coins now that the U.S.–Iran conflict is over: Strategy (MSTR +5.78%) added 1,587 Bitcoin (about $100 million) and Strive (ASST +10.03%) picked up another 73.
