The 30-year fixed eased to 6.58% and the 15-year to 6.14%. The weekend's big mover — a deal to end the Iran war — pushed oil sharply lower, and softer energy prices are exactly the kind of input that can help cool inflation and, over time, take pressure off mortgage rates.
The national tone is shifting toward buyers. Lennar (LEN -4.90%), the country's largest homebuilder, warned of fewer sales next quarter and cut its average price 5% to $371,000. And for the first time since the pandemic, the average U.S. home is now selling below its asking price — buyers have the most leverage in years. The catch is timing: homes that sell in about four weeks still beat the market, while those lingering 18 weeks fall behind.
Local board: 2,919 active (up just 4 from Friday), but the listing engine roared back after the weekend — 261 new listings (up 43) against 212 closed sales. Oakland led the surge with 78 new on 769 active.

Stocks edged higher into the weekend. The star was the debut: Elon Musk's SpaceX (SPCX +19.22%) blasted off in the biggest IPO ever, raising over $75 billion and closing valued above $2.1 trillion — instantly the 7th most valuable public company in the world, ahead of Tesla's $1.5 trillion. Musk is now a trillionaire, and there are already rumors that SpaceX and Tesla could merge.
There's a new king of ETFs, too. Vanguard just passed BlackRock (BLK +1.52%) to become the largest ETF provider in the U.S., running about $4.39 trillion to BlackRock's $4.36 trillion — ending a reign BlackRock had held since 2003. Vanguard's VOO also became the first ETF ever to hold $1 trillion on its own.

Done deal. President Trump and Iran confirmed a deal to end the war over the weekend — the Strait of Hormuz is reopening and the U.S. naval blockade is clearing. Oil fell hard: Brent slid 5% to $82.95 and U.S. crude touched $80 for the first time since March. Precious metals went the other way — gold rebounded 2.85% to $4,359 and silver climbed to about $70.81, now up over 100% year-to-date.
The week's headlines also underline how big U.S. tech has become. After Friday's record IPO, SpaceX is the 7th most valuable public company on earth, while NVIDIA alone (~$5 trillion) rivals Germany's entire economy and the three biggest U.S. companies combined approach two-thirds of China's GDP. Bitcoin firmed to $66,200, with Ether at $1,741 and XRP up nearly 2% to $1.21. A surprise from the SpaceX IPO filings: the company holds 18,712 Bitcoin (about $1.2 billion), making it the 8th-largest public holder of the coin — and with Tesla's stash, Musk's companies together would rank 4th. Bitcoin ETFs are about to cross $2 trillion in cumulative volume, though investors have pulled roughly $7.6 billion out since Bitcoin's October peak near $126,000.
