The 30-year eased to 6.58% and the 15-year to 6.11% — a few basis points lower after ticking up earlier in the week. The move is a little surprising given the backdrop: consumer sentiment just hit a record low and the prices businesses pay for services jumped to a three-year high. But the 10-year Treasury held steady at 4.47%, so mortgage rates drifted sideways-to-lower rather than chasing the inflation headlines. The buyer waiting for a dramatic drop is still waiting.
Local board: 2,935 active (up 34 from Thursday), 229 new listings, 200 closed sales. The inventory build continued and even sped up a touch — new supply rose while closings cooled, so noticeably more homes are coming on than are clearing.
National: The world is betting on America’s housing shortage. Japan’s largest homebuilders are buying their way in — Sekisui House paid $4.9 billion for MDC Holdings (parent of Richmond American Homes), Sumitomo Forestry closed a $4.5 billion deal for Tri Pointe Homes, and Daiwa House already owns Stanley Martin. Add Berkshire Hathaway’s long-standing housing bets, and the message is that deep-pocketed money sees years of undersupply ahead.

Earnings season served up a familiar lesson: a strong report isn’t always enough. Five Below (FIVE -13.78%) beat estimates and raised its outlook, yet shares dropped nearly 14% — after a long run-up, investors had already priced in good news and wanted more. CrowdStrike (CRWD -3.81%) beat on recurring revenue, lifted guidance, and announced a stock split, but still slipped. A split simply divides each share into more, lower-priced shares — like swapping a $20 bill for two $10s — so it changes nothing about what the company is worth.
Underneath the index moves, the AI build-out kept widening. Foxconn and Intel (INTC -0.83%) are teaming up to build the server racks that house AI chips — the boxes those chips live in — supplying hyperscalers like Amazon (AMZN +1.51%), Microsoft (MSFT -0.17%), and Google (GOOG +3.82%). The DOW led the day at +1.73%, while the tech-heavy NASDAQ slipped a hair.

The growth-versus-inflation tug-of-war got sharper. The U.S. services sector — the economy’s largest — sped up in May, but the prices businesses paid jumped to their highest level since August 2022, and hiring fell for a third straight month. Growth is holding, in other words, but inflation is steadily eating into it.
Households are feeling it. The University of Michigan’s consumer-sentiment index sank to 44.8, the lowest reading on record, with more than half of Americans saying high prices are eroding their finances — climbing gas prices chief among them. Overseas, Japan has spent roughly $74 billion defending a yen still pinned near 160 to the dollar, and may finally resort to rate hikes toward levels unseen since 1995. The 10-year held at 4.47% and gold eased to $4,496.

Crypto drifted lower across the board, with Bitcoin off 0.9% to $63,210 and Ether ($1,752) and XRP ($1.15) sliding alongside it. Ether has now fallen more than 20% since one strategist called a “crypto spring” in early May, leaving crypto-heavy Bitmine Immersion (BMNR) sitting on an $8.9 billion paper loss. On the policy side, JPMorgan (JPM +3.34%) warns Congress is running short on time to pass the CLARITY Act, the bill meant to set clearer U.S. crypto rules, with midterm season threatening more delay.
