"At a Glance" Local Housing STATS and News 06/02/26
30-Year Fixed: 6.57% | 15-Year Fixed: 6.10%
The 30-year eased two basis points to 6.57%, the 15-year at 6.10%. Small relief, but the macro backdrop is pulling the other way: strong factory data and a fresh oil spike keep upward pressure on the inflation story that drives rates. The buyer waiting on the sidelines for a dramatic drop may be waiting a while.
Local board: 2,909 active (down 6 from Monday), 255 new listings, 217 closed sales. That is the Tuesday cool-down after the weekend backlog cleared on Monday — new supply pulled back across most cities while buyers kept right on closing.
National: Berkshire Hathaway’s new CEO Greg Abel made his first big move, a $6.8 billion deal for homebuilder Taylor Morrison (350+ communities across 12 states). It signals that Buffett’s successor likes housing and is ready to spend the $397 billion cash pile.

Wall Street’s dot-com dinosaurs are back. Seven 1990s-era names — Dell (+10.45%), Micron (+6.56%), Intel (-4.67%) among them — have added a combined $1.7 trillion in value this year, up an average 158%, because AI runs on the servers, memory, and networking gear they are among the only companies still making.
The software side caught the updraft too, with ServiceNow (+9.21%) and Adobe (+5.72%) rallying on Nvidia’s (+6.26%) new chip launch. The catch is that next quarter’s earnings actually have to show the AI revenue to justify it.
US 10-Year: 4.46% | Gold: $4,513 | Brent Crude: $95.32
America’s factories are running hot. The ISM manufacturing index hit 54 in May, its best reading since 2022 and a fifth straight month in growth territory, as AI spending drives demand for electrical equipment. The wrinkle: pricier oil and firmer inflation hint that some of that activity is buyers stocking up before costs climb.
And costs may climb. Iran walked out of talks over Israeli strikes in Lebanon, sending Brent crude up 4.2% to $95.32, its biggest one-day jump in a month. Tehran is now threatening the Bab el-Mandeb strait on top of Hormuz. Gold firmed to $4,513.
BTC: $71,476 | ETH: $2,002 | XRP: $1.30
Bitcoin slipped below $72,000 after Strategy (MSTR -5.85%) sold 32 coins on Monday, its first sale in nearly four years, and the market treated the $2.5 million trade like a five-alarm fire. The bigger news was structural: Paxos became the first blockchain firm cleared by the SEC to settle U.S. stock trades, potentially shrinking settlement from hours to minutes.
