Mortgage rates just touched a 9-month high. The 30-year tagged 6.65% earlier this week, the highest since August 2025, and refi applications fell 18% in a single week. The second squeeze is insurance: the typical U.S. home insurance bill jumped 24% to $3,303 a year from 2021 to 2024, with increases in 95% of ZIP codes.
The local board expanded today: 2,943 active across the East Bay (up 42 from yesterday), 193 new listings (up 22), and 218 closed sales (down 34). New supply outran closings, the first real inventory build of the week.

The oil story leads. Brent ripped +2.6% to $96.74 after Iran's state TV claimed a deal was on the table and U.S. officials said no deal exists yet. The conflict has disrupted roughly 20 million barrels a day, about a fifth of global supply. WTI is holding near $88.86.
The knock-on: France's consumer confidence fell to 82, the lowest since March 2023, blamed on energy costs. Stateside, food prices logged their fastest monthly jump in nearly four years, beef hit a record high, and the U.S. cattle herd is at a 75-year low. Gold pulled back 1.23% to $4,393 as the dollar firmed. The bond market is repricing the inflation-from-energy story in real time.

A single investor sold $1.29B of BlackRock's IBIT (the largest spot Bitcoin ETF) in one dark-pool trade Tuesday. Spot Bitcoin ETFs have now logged seven straight days of outflows. The institutional bid is unwinding, not just the retail one.
SoFi (SOFI +1.19%) became the first nationally-chartered U.S. bank to put a stablecoin on a public blockchain for everyday customers, complete with FDIC insurance and federal oversight. Stablecoins are quietly entering the regulated banking stack while the spot crowd cools.
