30-Year Fixed: 6.61% | 15-Year Fixed: 6.12%
The 30-year fixed is at 6.61%, flat with yesterday. The 15-year ticked down 2 bps to 6.12%. The 30-year has now held under 6.65% for three sessions, the cleanest stretch of stability this month. The 10-year Treasury sits at 4.47%, off 4 bps.
Local Tri-County board: 2,901 active (down 11 from yesterday). 171 new listings this morning (down 17), 252 closed sales in the rolling 7-day window. New listings are pulling back faster than active inventory, a normal Wednesday-after-Memorial-Day pattern.
National: Wells Fargo (WFC +1.47%) is offering a 50 bps lender credit on mortgages for 3D-printed homes built by Icon. New Zealand home prices are now 20% below their 2021 peak, a useful reminder that housing booms eventually run out of road.

The S&P and NASDAQ pushed higher Tuesday; the DOW slipped a fraction. AI hardware drove the tech move, while industrial names dragged the average down.
Micron (MU +19.29%) crossed $1 trillion in market value for the first time, becoming the 13th most valuable public company in the world. Shares have more than tripled this year.
Ferrari (RACE -5.26%) launched the Luce, its first all-electric car, and shareholders gave it a polite thumbs-down by knocking the stock down 8% intraday. Base model ships in Q4 at $640,000. Hard to know whether the Italians have built the wrong product or just announced it on the wrong day.
US 10-Year: 4.47% | Gold: $4,501 | WTI Crude: $89.94
The 10-year is at 4.47%, now 17 bps below where it sat a week ago. The bond rally has legs.
WTI cracked. Crude sits at $89.94, down nearly $4 from yesterday. The low of the day was $87.80, the deepest sub-$90 print since early May. The catalyst is global supply rerouting, not a demand collapse, and the chart below tells the cleanest version of that story.

Japan’s oil imports from the Middle East fell 67% YoY in April, the lowest level since 1979. Total Japan oil imports dropped from ~2.8M barrels per day in January to ~1.7M now. Shipments from the U.S. to Japan are running 4x last year’s pace. When one of the world’s largest oil buyers reroutes around the Strait of Hormuz, the price impact shows up in WTI, not Brent.
Gold held steady at $4,501. The NFCC’s quarterly consumer stress reading hit 6.7 out of 10, up sharply from the post-pandemic low of 3.5 in 2021. Consumer spending is two-thirds of the economy, so when stress is this elevated, the bond market eventually agrees with what gold is already saying.

Crypto slipped slightly across the board. A quiet day, but two governance stories worth flagging.
The U.K. just sanctioned HTX, the crypto exchange suspected of channeling more than $1.5 billion back to the Kremlin. U.K.-registered crypto firms are now legally required to enforce these sanctions on their platforms. Sanction enforcement is the new audit, and the audit is not optional.
Polymarket disputes are being decided by nine anonymous whale wallets. 60% of those “third-party” voters are linked back to Polymarket trading accounts. Decentralized governance has always had this problem; this is just the first time the structure has been documented this cleanly.
